These Terms and Conditions govern stays atLa Pieja di Opi Hotel & Restaurant, managed by Gaia 1993 s.r.l., and apply to all bookings made via the website, email, telephone, WhatsApp or other direct channels.
Confirmation of a booking implies full acceptance of these conditions.

2. Bookings
Bookings can be made:
- directly through our website;
- via email or WhatsApp;
- by telephone;
- through direct request to the property.
A booking is considered confirmed only after written confirmation from the property.
During certain periods or for specific types of stay, the following may be required:
- payment of a deposit; or
- full prepayment of the total amount.
The applicable conditions will be communicated at the time of booking.
3. Prices and Payments
Prices are intended per room and per night, unless otherwise specified, and include only the services expressly indicated at the time of booking.
Any extra services (restaurant, experiences, guided activities, etc.) not included will be charged separately.
Payments may be made according to the methods agreed with the property.
4. Check-in and Check-out
- Check-in: from 3:00 PM
- Check-out: by 10:00 AM
Different times may only be arranged subject to availability and prior agreement with the property.
In case of arrival later than the agreed time, guests are kindly requested to inform the property promptly.
5. Cancellations and Changes
Cancellation policies vary depending on:
- the period;
- the type of stay;
- any special offers or packages booked.
In the absence of specific conditions communicated at the time of booking:
- la cancellazione gratuita è consentita fino a ….. giorni before arrival;
- after this deadline, the deposit may be retained or the applicable amount charged.
In the event of no-show (failure to arrive without notice), the property reserves the right to retain the amount paid or charge the full stay.
6. Early Departure
In the event of early departure before the booked departure date, the property reserves the right to charge the full amount of the stay or apply a penalty, unless otherwise agreed at the time of booking.
7. Pets
Pets are allowed subject to prior notice at the time of booking.
Guests are required to ensure that pets:
- are always kept under control and respectful of other guests;
- are not left unattended in the rooms;
- comply with the rules of the National Park.
The property reserves the right to apply supplements or restrictions.
8. Guest Behaviour
Guests are required to maintain respectful behaviour towards the property, other guests and the surrounding natural environment.
Any damage caused to rooms, furnishings or equipment will be charged to the responsible guest.
9. Liability
The property is not responsible for:
- loss, theft or damage of personal belongings left unattended;
- service disruptions caused by force majeure (natural events, interruptions of essential services, etc.).
10. Restaurant and Experiences
Access to the restaurant and participation in experiences or guided activities are subject to availability and, where required, prior reservation.
Experiences may be organised in collaboration with qualified external operators.
11. Privacy
Guests’ personal data is processed in compliance with applicable laws.

12. Applicable Law and Jurisdiction
These Terms and Conditions are governed by Italian law.
Any dispute shall fall under the exclusive jurisdiction of the Court of Sulmona.
